Temporary housing with a clear transition plan
Medium Term Accommodation (MTA) is a time-limited NDIS home-and-living support, generally funded for up to 90 days. It can provide a safe bridge while a participant waits for longer-term housing, home modifications or a hospital-discharge pathway. MTA funding covers the accommodation cost; personal care, meals, transport and other supports are funded separately when included in the participant’s plan.

- A participant is medically ready to leave hospital and needs an interim accessible setting
- Home modifications or assistive technology are still being completed
- A long-term housing offer is confirmed but the move-in date is later
- A participant is transitioning into SDA, SIL, ILO or another approved home-and-living arrangement
- A hospital-discharge participant is eligible for a long-term home-and-living support but the final home is not yet confirmed
What MTA is not
MTA is not permanent housing, crisis accommodation or a holiday stay. It funds the temporary accommodation itself, not groceries, utilities, personal care or day-to-day support.
For most referrals the next housing pathway should be clear. Under current NDIS guidance, a person leaving hospital may be considered without a confirmed long-term property if they are eligible for SDA, SIL, ILO or home modifications. How long can NDIS MTA last?
Current NDIS guidance describes MTA as temporary accommodation generally funded for up to 90 days while a longer-term home or home modification is being completed.
Can MTA help someone leave hospital?
Yes. MTA may support an eligible participant who is medically ready to leave hospital but cannot yet move into their longer-term home. Suitability depends on the NDIS plan, support needs and an appropriate vacancy.
Does a hospital patient need a confirmed long-term property?
Not always. Current NDIS guidance says a person leaving hospital may be considered for MTA without a confirmed property if they are eligible for SDA, SIL, ILO or home modifications.
What does MTA funding pay for?
MTA funds the temporary accommodation cost. It does not include food, utilities, transport, personal care or other daily supports; those supports need separate funding in the participant’s plan.
Is MTA the same as respite or emergency housing?
No. MTA is a planned bridge to a longer-term home. It is not a holiday, general crisis accommodation or a permanent housing solution.
Can a support coordinator or hospital social worker refer?
Yes. With the participant’s consent, a support coordinator, recovery coach, social worker, discharge planner, nominee or family member can contact us about a possible referral.
What information should be included in an MTA referral?
Please include the required move date, current location, NDIS plan and home-and-living status, accessibility and equipment needs, support ratio, overnight requirements, risks, clinical handover needs and the planned next housing step.
