A suitable provider match involves more than finding an empty room. We help you check the property, support model, funding pathway, household fit and transition requirements before anyone is asked to make a decision.

Current availability

Location, room status, move timeframe and whether the property can be considered for SIL, respite, STA, MTA or an after-hospital transition.

Accessibility and equipment

Bedroom, bathroom, circulation, transfers, mobility equipment, assistive technology and any required modifications or qualified assessments.

Support model

Individual and shared hours, daily routines, active or inactive overnight arrangements, staffing competencies and escalation pathways.

Household compatibility

Communication, routines, culture, age, interests, sensory needs, privacy, behaviour support and the preferences of existing residents.

Funding and agreements

NDIS plan management, approved support categories, housing costs, service agreement, tenancy or occupancy agreement and notice provisions.

Do you have current SIL or supported accommodation vacancies in Sydney?

Current property locations are listed on our SIL vacancies page. Availability and household circumstances can change, so the team confirms the room, support model and suitability directly before a referral progresses.

Can I refer someone before SIL or home-and-living funding is approved?

You can start a conversation early. We can identify the information normally needed to explore a property or support model, but the NDIA decides funding and no service can begin until the relevant arrangements are confirmed.

How do you assess housemate compatibility?

We consider routines, communication, privacy, interests, culture, sensory needs, behaviour support, risk information and the support requirements of everyone in the home. An available room is not treated as an automatic match.

Can the participant inspect the property and meet the team?

Where practical, yes. Participants and their chosen supporters should be able to understand the real property, household, staffing arrangements, costs and agreements before deciding.

Can you provide active overnight or inactive overnight support?

Overnight arrangements depend on the participant’s assessed needs, NDIS funding, property support model and staffing. We confirm the specific arrangement during the referral review rather than assuming one model suits everyone.

Do you support complex or high-intensity needs?

Suitability is reviewed individually against the person’s clinical information, worker competencies, environment, equipment, staffing and risk controls. Please share current assessments and health-support plans so the team can respond accurately.

How are housing and disability support explained?

Housing costs and tenancy or occupancy terms should be explained separately from NDIS-funded support services. Participants should understand both agreements, ordinary living costs, notice periods and their provider choices.

How quickly will Eden Ability respond to a referral?

We aim to acknowledge referral enquiries promptly. A reliable suitability decision may take longer when clinical, accessibility, funding or household information must be reviewed.
